ZBA minute for 3.1.17

Meeting called to order at 7:00pm by Brooks McCandlish, Chair. 

Members Present:

Brooks McCandlish, Chair; Stephen Pierce; Denise Renk; Bill Duffy; Bob Hodges; Nathanial Bruss, Alternate,  (Garrett Bauer representative from the Planning Board)

Members Absent: Heather Weed, Alternate

 Review and Consideration of Minutes

Minutes of February 1, 2017 were approved with no corrections

Receipt of Applications:

Debby Lang came in front of the Board because she had questions about Map17/Lot35 right across the Post Office. She did not have an application but wanted to get the boards opinion on whether or not she would be able to build a 30’x30’ storage unit on that lot considering it is a non-conforming lot. Brooks informed her that she would have to fill out an application for a variance and this can be done before she purchases the property, but that the Board cannot make any decisions without a completed application and follow through the process of a public hearing. Debby asked about having a driveway and she was informed that she would have to get approval from the State because the property is off Rt.114.

Old Business:

Rules and Procedures: Brooks handed out the final draft of changes and Bill made a motion to amend the Rules of Procedure Section 5 on page 4 of the April 2013 Rules of Procedure. The ZBA secretary will make the changes in the document and post it on the website.

Communications and Miscellaneous:

  1. April 29th is the annual Planning and Zoning Conference and Brooks encouraged all to attend that can. He informed the Board that members of the Board can apply online and they can either bill the Town or get reimbursed by the Town.
  2. Review surrounding Towns Zoning Ordinances: Brooks asked members of the Board to review other towns Zoning Ordinances and compare them with ours to see if there are other areas that may need to be updated in Bradford’s Zoning Ordinance. Brooks also said the members could use Office of Energy and Planning for their input as well.
