Zoning Board Minutes 07.19.17

Meeting called to order at 7:00pm by Brooks McCandlish, Chair.

 

Members Present:

Members Absent:

Stephen Pierce; Bill Duffy; Bob Hodges, Alternate

 

Review and Consideration of Minutes

Minutes of July 5, 2017 were accepted with the change of changing “Bill Duffy because he recessed himself to recused”

 

Review of Zoning Ordinance:

Denise reported on accessory dwelling: She talked to the electric company because she currently has two different rates from the electric company for her house and her barn and wanted to know if this would be the case in accessory dwelling, she was informed that the rate would be the same with accessory dwelling as the main house. She also talked to Walter Royal regarding septic systems and she was informed that people would not have to change their septic systems until it fails on them, Denise is also going to follow up with the State regarding this issue. Discussion on new State regulations and how Bradford should work accessory dwelling in the Zoning Ordinance and what districts it should be allowed in. Denise is going to do further research and bring it back to the Board.

Nathanial reported on Establishments of Districts: Currently there is a min lot size of 2 archers and there was discussion about relaxing these requirements in certain districts while maintaining the rural feeling in town. If they relax the requirements of lot sizes in town they may run into an issue with septic.

It was brought up about having an Agricultural Commission in Bradford; the Board discussed the benefits of having this as well as the Conservation Commission. Currently Agricultural is only mentioned once in the Zoning Ordinance, Brookes would like to do further research on this.

Stephen was not in attendance but sent an email and will report on the Septic section at the next meeting.

Garrett noticed that the maps in the ZO were outdated and would like to see if they can use the maps that were used in the master plan because the street names were legible. Garrett read off the division of section between Pam and himself and will email that division to the secretary.

Other Business:

Public Hearing for 8.2.17: Brooks is going to reach out to Fish and Game to get their opinion on the application.
