Zoning Board Minutes 05.07.25

7:00 pm. Open and roll call: Present: Brooks McCandlish (Chair), Bill Duffy (Vice-Chair), Laura Beaton, Jim Varney, Nathanial Bruss.

Also attending Kathleen Bigford, Recording Secretary

Review minutes of 4/2/2025 meeting.

Motion: Laura Beaton made a motion to approve the minutes of the April 2, 2025 meeting as written.

Second: Bill Duffy

Decision: 5-0, all in favor

Receipt of applications

James and Debra Six, 41 Fairgrounds Road, Variance Application. James and Debra Six appeared to receive a variance for the driveway requirement. Board members examined the submitted map to verify application.

Motion: Jim Varney moved to accept the application as complete with the addition of two abutters.

Second: Nathanial Bruss

Decision: 5-0, all in favor

Check for $30 received from Debra Six to cover mailing fee for two abutters.

The Board requested that a larger map of the property to be submitted before or at the public hearing.  

Public hearing is scheduled for Wednesday, June 4 at 7 pm; a site walk is scheduled for Monday, June 2 at 5 pm.

New Business

Beata Bzura, 131 Massasecum Ave. appeared to request an extension to approval of Special Exception. Work is proceeding on the project, however, the July 2025 deadline will not be met. A one-year extension was requested.  

Motion: Laura Beaton made a motion to grant a one-year extension to July 3, 2026 for the special exception.

Review of public hearing fee schedule; update application forms

Motion: Laura Beaton moved to change the application fee to $100 for the Variance, Special, Appeal Applications

Decision: 5-0, all in favor

Kathleen will edit the appropriate forms and inform Karen of the changes to the fee schedule on bradfordnh.org.

The Board discussed a question posed by Nathanial about whether or not the Board can make suggestions to applicants about details of an application. Brooks said that the Board in determining a ruling could ask questions, but not offer suggestions.
