TOWN OF BRADFORD PLANNING BOARD

MAY 12, 2015

 

Public Hearing

Public Hearing on Site Plan Review for Seasonal Farm Stand at Map 17-37 opened at 7:05pm

– Applicant advised of plans to set back 75ft from center of road. Board and applicant briefly discussed whether structure will be taxable if not taken down at end of season.

– Abutter in attendance inquired as to whether this will bring additional traffic down Greenhouse Lane. He was advised no, parking accommodations will be provided at parking lot on Route 114.

– Motion made to accept the Site Plan Application with no contingencies. Vote passed 4-0.

Review and Consideration of Minutes

Motion made to approve minutes of April 28, 2015 without edits. Vote passed 4-0.

Gravel Pit Status Updates

Board discussed gravel pit reclamation requirements and enforcement- it was pointed out that a depressed market is the reason many pit owners aren’t selling gravel.  However filing an Intent to Excavate indicates the business in question intends to stay in business and an Intent to Excavate filed for less than 100 cubic yards is no cost to the owner. Board agreed to send letter to gravel pit owners in town whose permits have expired encouraging them to apply for a permit or reclaim. Deadline of June 9 for owner response set.

Subdivision Regulations- Drill Hole Requirements

Chair reminded board of Map 6-82 monument/drill hole discrepancy and the need for revised Subdivision Regulations to reflect updated property marker requirements. It was suggested that a member draft and present proposed changes at the next meeting.

Additional Business

– Board received previously requested copy of Facility Operator Certificate from NHDES from local business.

– Information received from NHDRA was briefly presented regarding Agricultural Retail Outlets and the Zoning Ordinance. Provided documents will be added to next meeting’s agenda for further discussion.

– Chair requested that all those who attended OEP Spring Planning & Zoning Conference do mini-presentations on pertinent information they learned at the sessions they attended.

The next Planning Board meeting is scheduled for Tuesday, May 26, 2015 at 7:00pm.
