February 15, 2022, 7pm at Brown Memorial Library and via Zoom
Present: George Beaton, Nathanial Bruss, J Ann Eldridge, Meg Fearnley, Patty Furness, Scott MacLean, Brooks McCandlish, and Doug Southard.
Secretary’s Draft Minutes: The draft report of 1/18/22 was reviewed by members. Brooks made a motion to accept the draft minutes as read, seconded by Meg, and unanimously approved.
Treasurer’s Report: Meg reported no activity on accounts.
2022 Saving Special Places: This NH Land Trust Coalition Conference will be presented virtually via Zoom on Friday 4/01/22 from 12:30-4:00pm and Saturday 4/02/22 from 9:30am-12:30pm.
Planning Board: Solitude Ridge building permit was reviewed and granted. Building permits are currently being revised to include: removal from current use, septic approval, existing easements, and issues that would affect buildable acreage such as wetlands and steep slopes.
Building Permit Review Subcommittee: George Beaton, Ann Eldridge and Patty Furness volunteered to form a subcommittee to review new building permits prior to monthly meetings.
Zoning Board: A variance is being sought by the owners of a lakeside house (Map22, Lot 13) to replace the existing structure with new construction and attached garage. The new home would decrease the setback from the south side property line to less than 20ft. A site walk is planned for Tuesday March 1 at 4pm. A public hearing is scheduled for Wednesday March 2 at 7pm.
Select Board: Ann met with the SB on 2/14 regarding the Langley deed. This was approved by the town counsel and may go forward. The SB also agreed to another potential grant for 2 years, enabling UNH research on Atlantic white cedar regeneration. The town of Bradford owns the Bog, so may need to sign off on the grant. A letter of support should be submitted to the Select Board by April 1.
Potential Conservation Land Acquisition: Ausbon Sargent Land Protection Trust certified appraisal of the property was valued at $125-$130K. Potential donors are being contacted by the Bradford Conservation Commission as well as the Rural Heritage Connection.
With no further business, the meeting adjourned at 7:40pm. The next meeting will be March 15, 2022 at 7pm at Brown Memorial Library and via Zoom.
Respectfully submitted,
Patty Furness, Secretary
