Planning Board Minutes 03.28.23

To Do: Review and consideration of the February 28, 2023 minutes moved to next meeting.

Pam seated Katie Olohan in Sonny Harris’s spot at 7:07.

Public Hearing: None

Appearances:

Dan Higginson: Preliminary consultation for Ashley Miller 3087 State Route 114 Map 11 Lot 58, Resurrecting the Pine Crest Cabins. The cabins have been closed for more than 2 years. The Board determined that a site plan is required. The Board had concerns regarding sanitation, water, and parking. The property is in the residential business zone. Ashley Miller would like to renovate and reopen the 6 cabins as rentals. They presented a site plan from 1989 as well as a past brochure from the time when the cabins were operational. A well is on site and has been tested. There is thought to be a large septic system but there is no septic plan on file. Dan will fill out a site plan application and be put on a future planning board agenda.

Jim Bruss 120 East Main Street Bradford. Jim is hoping to expand Relax and Company, a construction and landscape office. He came for a preliminary consultation to determine the steps for a 2-phase expansion.

At 7:31 Pam recused herself due to being related to the applicant.

The Board determined that a site plan is required. There is currently no site plan on file. Jim will try to get the required information together in time for a public hearing on the first phase (turning current living space in the existing building into office space) at the April 25th Planning Board meeting. Phase 2, adding new building(s) in the rear of the property, will be addressed at a later date.

At 7:48 Pam was reseated.

Shoreline protection: Carol Meise has sent the proposal to both the Conservation Commission and the Zoning Board and is awaiting a response.
