ZBA minutes for 5.3.17

Meeting called to order at 7:00pm by Brooks McCandlish, Chair.

Review and Consideration of Minutes

Minutes of March 1, 2017 were approved with no corrections

Minutes of April 5, 2017 were approved with no corrections

 

Receipt of Applications:

Debby Lang came in front of the Board because she had questions about Map6/Lot59. She handed out a drawing of the lot indicating it is a 1.7 acres lot and her and her husband would like to build a 28’x36’ garage. This is a non conforming lot and it was brought to Debby’s attention that this lot could be very close to wetlands and that she should go and walk the lot at this time of year to see if there are any wetlands on the property. She was also informed that she could hire a Wetlands Specialist if she wanted something in writing stating that there are no wetlands on the property. The Board suggested that Debby fill out a building permit application and submit that to the building inspector because the ZBA cannot direct Debby as to if she will qualify for a variance without a completed application. Debby was informed she could get a copy of the building permit application right from the Town website.

Old Business:

Review of Bradford Zoning Ordinance: Brooks asked all the members of the Board to come to next month’s meeting with a section or two of the Zoning Ordinance that they would like to research and present to the other members of the Board. The point of this task is to make sure that the Town ordinances are up to date with State regulations and also to help familiarize the members more with the ordinances so they can be better informed while making decisions.

Communications and Miscellaneous:

  1. Denise went to the OEP annual Planning and Zoning Conference and presented the Board with her notes and handouts from the conference. Denise informed the Board that she had a great time, learned a lot, and suggested that others go next year if possible. Denise will try and get a hold of the people who presented at the conference and see if she can get more of the presentations to share with the rest of the Board members.
