Draft Minutes of ZBA Site Walk – March 21, 2020

Variance Application for relief from setback requirements, Article III, Section D1 of the Bradford Zoning Ordinance, Property of Jason Bugg, Map 21 Lot 26,  located at 2780 State Route 114

Present:

Others:  Beth Downs (elected but not yet sworn in as member of ZBA)

The site walk commenced at 9:00am. The weather was sunny and cool, and the ground was bare. 

Jason Bugg, the applicant, briefly described the proposed project.  The property is a lakeside lot with frontage of French’s Park Road and State Route 114.  The property has two cottages on it.  The owner proposes to add a 25×36 foot addition to the side of one camp located 27.5 feet from the State Route 114 right-of-way.  The addition would consist of a three bay garage with living space above. The three garage doors would face the lake and be accessed from an existing driveway leading from French’s Park Rd.  The project falls within the NH Shoreland Protection zone, and a copy of a Shoreland Permit by Notification, accepted by NH DES, was submitted with the variance application.   

Jason Bugg pointed out the approximate location of the property boundaries, and also the well serving both cottages.  He also indicated roughly where he thought the existing sewerage system for the camp was located, but could provide little other information about the system.

Brooks noted that the public hearing for the application is scheduled for Wednesday, April 1, 2020 at 7:00.  Due to the current public health emergency, the ZBA is planning on conducting the meeting remotely, using “Zoom” technology or another suitable method which would allow full public participation.  Brooks stated that there is a chance that the details for holding a remote meeting legally will not have worked out in time, in which case it would be necessary to continue the meeting to another date.

The site walk was completed at 9:35.
